Fully Booked Host thefullybookedhost.com
Free guide + repricer · Fall 2026

Airbnb takes 15.5%. Vrbo takes 12%. What's left for you?

Both platforms changed how they charge hosts this fall. If your prices haven't moved, your payout has. Here's what changed, what it costs on a real booking, and how to reprice.

What changed

Two fee changes, one direction

15.5% Airbnb was ~3% host + a guest service fee
  • One fee, taken entirely from your payout
  • Live in Canada and the US since September 15
  • Charged on the full subtotal, cleaning fee included
  • Guests no longer see a service fee at checkout
12% Vrbo was ~8% (5% + processing), or 5% via a PMS
  • One commission for all hosts from October 29
  • Payment processing is included in the 12%
  • Applies to your nightly rate and the fees you charge
  • Guests still pay a separate Vrbo service fee on top
The math

One four-night stay, before and after

$250 a night, four nights, $150 cleaning fee. Same stay, same guest. Here's your payout.

Airbnb−$143.75 per stay
Before: you kept $1,115.503%
Now: you keep $971.7515.5%
Vrbo−$46.00 per stay
Before: you kept $1,058.00~8%
From Oct 29: you keep $1,012.0012%

PMS-connected Vrbo hosts go from 5% to 12%, so the same stay drops by $80.50.

The repricer

Run your own numbers

Put in a typical stay. See what each platform takes now, what it costs you over a year, and the price that gets you back to where you were.

Airbnb's 15.5% applies to the cleaning fee too, so raise both, or fold some of the cleaning fee into your nightly rate.

Estimates only, using each platform's published host fee as of October 2026. Taxes, guest fees and regional differences aren't included. Check your own booking statements before changing prices.

What to do about it

Your next move depends on how long you've hosted

Newer hosts

First year or two

  1. Reprice on the one channel you're on now.
  2. Look hard at your cleaning fee. On Airbnb it now carries the full 15.5%.
  3. Get reviews, calendar and operations solid before adding channels.
  4. Don't spread yourself across four platforms you can't keep in sync.
Established hosts

Booked and reviewed

  1. Check how much revenue comes from one platform. Over 70% is a risk.
  2. Reprice Airbnb now, and Vrbo before October 29.
  3. Add a second channel through a channel manager so calendars stay synced.
  4. Start a direct-booking site for repeat guests. A few direct stays a year changes your margin.

The podcast

Hi, I'm Christine

I've hosted and managed short-term rentals in the Okanagan for over 20 years, across Airbnb, Vrbo, Booking.com and direct. On Fully Booked Host I talk through what's actually working for independent hosts. I built this repricer because my own payouts dropped too.
